How We Maximize Property Sales

Our team of experts will conduct a thorough overview with property management and appraisals to produce a Property Information Package (PIP). This package is produced based on the client’s portfolio and goal – liquidation of one or two buildings in a timely manner with a traditional assets audit or uncovering machinery’s worth within facilities complex operations.

In cases where the removal and transportation of equipment is undesired, cost-ineffective, or permanently closure of a location, then a complete in-depth audit of the property, plant, and equipment is best to provide the most thorough and accurate picture. A complete asset audit is necessary in advance of establishing strategy and pricing and designing a buying environment to maximize proceeds.

We then design a detailed marketing plan that includes a minimum starting bid. The Property Information Package (PIP) is subsequently distributed to our network of interested Purchasers and upon qualification, we can arrange initial inspections and tours of the property with prospective buyers. On the day of the sale, these prospective buyers are registered, their deposits are accepted, and the auction begins.

We do this by managing and optimizing each stage of the project – from audit to asset management to auction – in order to maximize results; which all begins with the initial asset audit or an in-depth audit of property, plant, and equipment.

From a high-level view, our strategic approach involves leveraging direct marketing with high-impact advertising and outreach concentrated on a pool of known prospective purchasers, such as investors, developers, speculators, and end-users. While this may seem simple, it can cause sizeable differences in the end results when executed properly.

Structured over a 4-to-6 week period, interested Buyers are provided with a detailed PIP, qualifying them and giving them the information they need to make an informed decision. Due diligence is performed by the purchaser before the auction takes place, accelerating the closing period and significantly increasing the chances the deal will close on time.
